So I must admit we did not actually refinish our own floors -- but we did hire an awesome guy to come in and do it for us! This was actually our first project before we even moved in but I have just been behind in posting about it. Our house has the original Douglas Fir floors from 1910 in it, however, they were BEAT UP when we bought the house! An investor owned the entire duplex for 12 years and at some point briefly lived in our unit but for the most part he rented out both sides. Per talking with my neighbors, I think some characters lived here right before we bought the place so there are just some things that need some TLC to come back to life! The floors being one of them. Over time, multiple vents were added and the old ones were just left. If you opened the vent it literally just dropped the crawl space, which is large dirt and other random junk left behind. At some point in the last 100 years, someone made our unit "open concept" (THANK YOU!) by removing the casings separating the entryway, living room, & dining room. Between the adding of new vents and removing of casings, there was some wood added to the space that was just done really poorly. It was an eye sores. On top of all that, wood has just been damaged over time and 95% of all of our quarter rounds have been ripped off AND there are obvious pet stains in the living room that cause discoloration. We really wanted to repair these floors the best that we could before we moved in since it was the perfect timing! As you can see below, we had no furniture in our home yet and plenty of time left over on our lease so we bit the bullet and embarked on our first home renovation.

Contractor

I did some research on Angie's List on who to call. The first 5-7 people I called either never returned my phone call or were not able to fit me in before September. Apparently everyone in Denver does renovations in  the summer because of the weather. Oh joy! I finally found Eagle Hardwood Floor Co (Don't even try to search for a website - there isn't one! haha) I called on Friday before Memorial Day and since we were out of town that weekend the owner Delford came on Monday to measure and provide us an estimate. He was truly a country man with an expertise and love for hardwood floors. He has been installing, repairing, & refinishing hardwood floors for over 40 years. After he gave us a very reasonable estimate that including repair + refinishing of $1200, we booked him to start the next week!

I went out of town for work so Ben was going to be in charge until I returned home on Thursday afternoon. I have had to learn to relinquish control over to my husband to manage contractors and projects while I traveled throughout June of this year. It was a very good exercise for me! So please excuse any of the before pictures with Ben's shoes in them or funny angles, just thankful that he spent the time to take so many detailed before photos for me

Del was originally set to start on Thursday and finish in the afternoon on Friday, however, on Monday he called to let me know that he was going to be finishing a project early and would like to come over on Wednesday at noon to get started on the patch work. Since we do not live in the house yet - we were excited that it was getting started early! He called me that evening to let me know that they had to re-enforce the threshold going down to our stairs and that there would be an additional $75 charge to our estimate. My husband went over to check it out on Wednesday afternoon and he had already done all the patch work and sanded the bedroom. Then on Thursday he finished up sanding and put on the first coat of the water based poly. Again my husband + I went to check it out on Thursday - and it looked amazing!! On Friday - Del gave me a call and told me he was going to be finishing up in the next 45 minutes and wanted to see if I could come over to look at the floors and provide the final payment. My job is flexible, so this was easy for me to do. Our final payment was our exact estimate plus the additional $75 fee to re-enforce the stair area that Del called us about. NO SURPRISES HERE! Loved that. So far we are absolutely LOVING our floors and we think Del did a fantastic job and have since recommended him to two of our friends.

Refinishing original hardwood floors is one of those projects we are so glad we outsourced! We did not want to ruin them and we were totally out of our element with the how to do the patch work. My advice: Know when you can try to do something yourself & when it is time to hire the professionals!
